Swan Global holdings Group' asset type, commercial buildings, can affect the environment in many different ways, from energy and water use to the materials consumed. We believe that reducing our environmental footprint and making smart choices about our actions maximizes long-term investor returns though lower property operating costs and higher tenant satisfaction.
The optimization of our energy use is a particular area of emphasis. Our portfolio includes buildings that are rated in the top percentile in the nation for energy efficiency. More than a third of SGHG’s directly owned or asset-managed buildings energy performance is among the top 25% of similar properties.
Our properties have been recognized for superior site and water management, material use and indoor environmental quality. Approximately a quarter of SGHG’s directly owned or asset managed portfolio is working to berated among the top 10% of similar properties.
SGHG is continually seeking to increase the sustainable performance of properties in its portfolio. Successful strategies employed thus far have included:
SGHG’s investment strategy is to make direct investments in real estate assets. Institutional-quality urban infill and CBD office properties within our core markets of Northern and Southern Japan will be our primary target for investment. FSP will also monitor Utsunomia, Chiba, Saitama, as well as other markets, for opportunistic investments. The Company believes that real estate, in general, and office properties, specifically, are a cyclical asset class. Accordingly, SGHG believes that matching a flexible moderate leverage ratio with its office investments will allow it to take advantage of disposition opportunities during peaks in the cycles and protect its investments from foreclosure or refinancing risk during the lows of the cycles. In addition to maintaining modest leverage, SGHG believes that it can lower investment risk while enhancing current income and long-term appreciation potential through the geographic diversification offered by its two core markets that exhibit strong economic growth drivers.
